Radcliffe is twenty minutes from our yard, on the far side of Bury borough where the Irwell loops round the town. It is a place that has changed a lot in the last decade - the old paper mill and industrial land has become new housing, the Metrolink brought commuters in, and a lot of the older terraces have been bought and done up. All of that means driveways: developers' thin tarmac needing replacing, terrace fronts turned into parking and 1960s concrete on the estates finally giving up.

About Radcliffe
Radcliffe's core is Victorian - terraces and small semis on the streets off Blackburn Street, Bury Road and Ainsworth Road, built for the paper and cotton mills that lined the river. Around them are interwar semis on roads like Bolton Road and Spring Lane, postwar estate housing at Radcliffe Hall and towards Outwood, and then the newer developments on the old mill sites along the Irwell and near the Metrolink stop. Ainsworth and Bradley Fold to the north-west are more rural, with older stone houses and bigger plots. Radcliffe Tower, the ruin of a 15th-century manor house by the church, is a scheduled monument and the area around it is a conservation area.
The town sits in the Irwell valley on a mix of river gravels, sand and glacial clay, with the ground getting wetter and heavier the nearer you are to the river and the canal at Outwood. Parts of Radcliffe have flooded in the past - Boxing Day 2015 badly - and Bury Council and the Environment Agency take surface water seriously here. Every drive we build in Radcliffe drains within the plot, either through a permeable surface or a soakaway, and none of it adds water to the road.

A driveway is a structure. The part you see - the block, the resin, the tarmac - is 50 to 60mm of the 250mm we build, and it is the 200mm underneath that decides whether it is still flat in ten years. So our guarantee is written around the bit that matters: the excavation depth, the compacted MOT Type 1 base, the edge restraints haunched in concrete and the falls that move water off the surface. If any of that lets you down inside the ten years, we come back and put it right at our cost. Terms and conditions apply, and you get them on paper before we start, not after.

How we work
Most of what goes wrong with a drive goes wrong in steps three to five, which is why they are the ones we spend the longest on.
Scott comes out, measures up, looks at what is under the existing surface and how the ground drains. On Radcliffe clay that visit is where the real decisions get made.
Excavation depth, sub-base spec, edging, drainage and the surface all listed with a fixed total. The price on the paper is the price you pay.
The old surface comes out completely. We dig to the depth the ground needs - never less than 150mm of MOT Type 1 for a drive - and compact it in layers with a plate or roller.
Kerbs, block edging or aluminium trims are bedded and haunched in concrete before anything is laid, so the finished surface cannot spread or rock.
Linear channels, gullies and soakaways go in now, with falls set so water leaves the surface and stays inside your boundary as the rules require.
Screeded sand and machine-cut block, hot-rolled tarmac, hand-trowelled resin or floated and stamped concrete - laid by the same crew that did the groundwork.
We walk the job with you, sweep and sand-in or seal as the surface needs, take the waste away and hand over the ten-year written guarantee before we leave.

FAQ
Normally no. Bury Council applies the national rule - a front drive can be laid without permission if it is permeable or the rainwater drains to a lawn, border or soakaway inside your boundary. Given Radcliffe's flood history we design every drive to that standard as a matter of course. The conservation area around Radcliffe Tower and St Mary's, and any listed house, is the exception where the council may ask about materials.
It affects the drainage. We never send surface water from a drive onto the road or into the combined sewer if we can avoid it. On most Radcliffe plots that means a permeable surface or a linear channel feeding a soakaway sized for the area of the drive. On the lowest ground near the Irwell and the canal, where a soakaway will not work because the water table is too high, we talk to you about the alternatives before quoting.
Yes, and it is a job we are doing more and more on the new estates by the river. Developer drives are often 40mm of tarmac on very little base. We take it out, rebuild the base to a proper depth, set edging in concrete and lay block paving or resin bound that will actually last.
