How we work

Seven steps to a indian sandstone in Middleton that stays flat

Most of what goes wrong with a drive goes wrong in steps three to five, which is why they are the ones we spend the longest on.

  1. Site visit and stone choice

    Scott measures, checks the levels and drainage, and brings full-size samples of the colours - a small swatch does not show the variation, a whole flag does.

  2. Written quote

    Stone, colour, size mix, calibrated thickness, bed spec, pointing, drainage and any steps or walls, with a fixed price.

  3. Excavation and sub-base

    Old surface and topsoil out to around 200mm, membrane on the clay, then 100 to 150mm of MOT Type 1 compacted in layers.

  4. Walls, steps and edges

    Any retaining walls on footings, steps built in stone or brick, and edge restraints where the patio meets lawn or planting.

  5. Drainage and falls

    Channels along the house wall and a gully in the low corner, feeding a soakaway or the surface water drain. The base is screeded to a fall of about 1 in 70 away from the house.

  6. Priming and laying

    Every flag gets a slurry primer on the back, then goes onto a full 30 to 40mm bed of sharp sand and cement, tapped to the fall. Random or coursed patterns set out so joints do not run through.

  7. Pointing, sealing and handover

    Joints pointed with a brush-in resin compound or a cement mortar, the surface cleaned, sealed once it has dried, and handed over with the written guarantee.

Before you choose anyone

What to look for in an Indian sandstone installer

Ask whether the stone is calibrated and where it comes from. Cheap uncalibrated sandstone varies from 15mm to 40mm in thickness flag to flag, which means it either has to be bedded at wildly different depths or it ends up with lips between flags that catch your foot. Calibrated stone is sawn on the back to a consistent thickness and lays flat. Ask for the supplier and the product name so you can check it, and ask whether it is ethically sourced - the better importers are members of the Ethical Trading Initiative.

Ask how it is bedded and whether the flags are primed. Sandstone laid on five dabs of mortar rocks, cracks and lets water underneath, and sandstone laid on a full bed without a primer on the back can lift off the bed in a frost. The right way is a slurry primer on the back of every flag and a full bed of sharp sand and cement under it. It takes longer and it costs a bit more, which is why some firms skip it.

Ask about sealing and what happens to the colour. Sandstone is porous and a north-facing Middleton garden will grow moss on it. A breathable sealer applied after laying keeps it clean and makes the colours richer; some sealers darken the stone permanently, so ask to see a sealed sample. And ask about the one thing nobody mentions: some sandstones, particularly the pale ones, can develop rust-coloured spots from iron in the stone. Fossil Mint is the usual culprit. We tell you which colours are prone to it before you choose.

Colours, sizes and laying patterns

Raj Green is the safe choice - it goes with almost any brick and hides dirt well. Kandla Grey is cooler and suits rendered and newer houses. Autumn Brown is the warmest and looks right on Victorian and Edwardian homes. Fossil Mint is the palest and the most striking, and the one we talk to you about most carefully. Most patios are laid in a four-size random pattern; a single size in coursed rows looks more formal and works with sawn stone.

Indian Sandstone questions

Does Indian sandstone go green?

Unsealed, in a shaded or north-facing garden, yes - it is porous and moss and algae like it. Sealed with a breathable sealer after laying and washed once a year, it stays clean. If your existing patio has gone green it can usually be pressure washed, treated and sealed rather than replaced.

What are the rust spots on some sandstone?

Iron in the stone. It is most common on the pale colours, particularly Fossil Mint, and it is a natural feature rather than a fault. Some people like it. If you would rather not risk it, Raj Green and Kandla Grey are far less prone, and we will tell you which is which before you choose.

Is Indian sandstone slippery?

Riven sandstone has a naturally textured surface and is one of the grippier patio surfaces even when wet. Sawn and honed stone is smoother and we add an anti-slip additive to the sealer on it, particularly on steps.

Can you relay my existing sandstone?

Often, yes. If the flags are sound and the problem is the bed - rocking, sinking, water underneath - we lift them, rebuild the base, and relay the same stone on a full bed. It saves the cost of new stone and the patio keeps its weathered look.

Do I need planning permission for a sandstone patio in Middleton?

Not for a ground-level patio in a back garden. Rochdale Borough Council only becomes involved if it is raised more than 300mm above ground, covers a very large area with no drainage, or the house is listed.
